5 Warning Signs Your Commercial Roof Needs an Inspection (Before Monsoon Season Hits)

Monsoon season in Nevada doesn’t mess around. In Las Vegas, July and August bring sudden downpours, high winds, and flash flooding. In Reno, summer storms can dump rain and hail in minutes. If your commercial roof has been quietly deteriorating all year, monsoon season is when it’ll make its problems known — usually at the worst possible time.

The good news? Most roof failures give you warning signs long before they turn into full-blown leaks. If you know what to look for, you can catch problems early and get them fixed before the storms roll in.

Here are five warning signs your commercial roof needs an inspection — and what to do about each one.

1. Visible Ponding Water (Standing Water 48+ Hours After Rain)

If you see standing water on your roof more than 48 hours after the last rain, you’ve got a drainage problem. Flat and low-slope roofs are designed to shed water, not hold it. Ponding water accelerates membrane degradation, adds weight to the structure, and creates an ideal environment for leaks.

Why It Matters

Constant exposure to standing water breaks down roofing materials faster than almost anything else. UV exposure plus ponding equals rapid aging. In the desert, where evaporation rates are high, the fact that water is still there two days later means your drainage system is failing.

What to Do

Schedule a commercial roof inspection to identify the cause. It could be clogged drains, sagging roof deck, or poor original design. Fixing drainage issues now prevents much bigger problems during monsoon season.

2. Membrane Bubbling, Blistering, or Shrinkage (Especially at Seams and Edges)

If you see bubbles, blisters, or visible shrinkage on your roof membrane — especially along seams, edges, or around penetrations — your roof is telling you it’s under stress.

Why It Matters

Blistering happens when moisture or air gets trapped under the membrane and expands under heat. In Las Vegas, where roof surface temperatures can exceed 160°F in summer, those blisters grow and eventually rupture, creating openings for water intrusion.

Shrinkage happens when the membrane contracts due to thermal cycling, age, or poor installation. As it shrinks, it pulls away from flashings and seams, creating gaps where water can enter.

What to Do

Don’t wait. Membrane blistering and shrinkage are signs of imminent failure. A roof repair specialist can assess whether the damage is repairable or if you’re looking at a section replacement. The sooner you address it, the less it costs.

3. Interior Staining or Musty Smells (Water Has Already Gotten In)

If you’re seeing water stains on ceiling tiles, walls, or insulation — or if your building smells musty or damp — water is already inside. This is beyond a warning sign; it’s an active leak.

Why It Matters

By the time water shows up inside, it’s been traveling through your roof system for a while. The visible damage is just the tip of the iceberg. You may have soaked insulation, compromised structural decking, mold growth, and electrical hazards.

Even if the staining is old and the roof “seems fine now,” the problem hasn’t gone away. It’s just waiting for the next rain.

What to Do

Call for emergency leak repair or an urgent inspection. At Dri Tech, we offer 24/7 emergency response across Nevada because we know leaks don’t wait for convenient times. We’ll find the source, stop the water intrusion, and give you a plan to address the underlying issue.

4. Failing Flashings or Sealant Cracks Around Penetrations

Flashings seal the transitions between your roof and anything that penetrates it: HVAC units, vents, drains, skylights, parapets. Over time, the sealants used in flashings dry out, crack, and fail — especially under Nevada’s intense UV exposure and temperature extremes.

Why It Matters

Flashings are the #1 place roofs leak. They’re high-stress areas where different materials meet, and they’re constantly expanding and contracting. When the sealant fails, water finds a way in — and it doesn’t take much.

A hairline crack in a flashing sealant can funnel hundreds of gallons of water into your building during a single storm.

What to Do

Inspect all roof penetrations at least twice a year. If you see cracked, dried-out, or missing sealant, have it re-sealed immediately. If the flashing itself is corroded or damaged, it may need replacement. A proactive maintenance plan catches these issues before they become leaks.

5. Granule Loss, Fastener Back-Out, or Exposed Seams

Depending on your roof type, aging shows up differently:

  • Modified bitumen roofs: Look for granule loss in gutters or around drains. Granules protect the membrane from UV damage — once they’re gone, the membrane degrades fast.
  • Single-ply roofs (TPO, PVC, EPDM): Look for fasteners backing out, raised bumps, or seams that are visibly separating.

Why It Matters

These are signs your roof is reaching the end of its service life — or that it wasn’t installed correctly in the first place. Either way, you’re on borrowed time. Once the protective surface is compromised, leaks are inevitable.

What to Do

Get a professional assessment. In some cases, targeted repairs can buy you a few more years. In others, you’re looking at replacement. Either way, knowing where you stand lets you plan and budget instead of scrambling during an emergency.

Don’t Wait for Monsoon Season to Find Out
